MANAGEMENT REGULATIONS

  • It is the tenant’s responsibility to provide the Landlord (Towers Lettings) with any changes to their personal details to include the following: E-mail addresses, Telephone numbers, Mobile telephone numbers etc.
  • This property is strictly a no smoking property. If deemed by the landlord that smoking has taken place in the property a minimum fee of £150.00 will be charged for the eradication of
  • Lost keys will be charged at a rate of £50 per door fob, £25 per key, £5 per post box key and £25 for a storage key. The tenant will be issued with 1 copy of each at the start of their tenancy.
  • The tenant is not permitted to change the locks or add additional locks at any time during their tenancy.
  • In the event of finding a fire the tenant should activate the fire alarm, evacuate the building, call the fire brigade and finally call the Letting agent. Routine fire alarm tests and drills will be undertaken at regular intervals.
  • Non-emergency calls made to the Letting Agent out of office hours (9.00am to 5.00pm Monday to Friday) will incur a charge of £25 for the first hour and every hour thereafter.
  • If works are carried out at the request of the tenant and are deemed the responsibility of the tenant i.e. caused either through damage or misuse, they will be charged to the tenant.
  • All items within the property would have been checked by the landlord / landlords agent prior to the tenancy. The tenant will be supplied with a check-in sheet at the start of the tenancy and will have a period of 7 days in which to return the form completed with any relevant damages or items requiring repair noted. This form will be retained until the end of the tenancy to help with the processes involved with the return of the deposit.
  • All bills to include the following: - Electric, Telephony, Television Licence, Council Tax and Contents insurance are the responsibility of the tenant. It is your responsibility to inform the suppliers and authorities of the start of your tenancy. You will be provided with meter readings where necessary and the landlord / agent reserves the right to contact the relevant parties to confirm your residence. The supplier of utilities must not be changed without prior written consent from the Letting Agent.
  • Anti-social behaviour will not be tolerated within the property. This can include the following items: - Causing a nuisance to neighbours; Violence, racial or sexual abuse; Using the property for illegal or criminal purposes. Inappropriate incidents will be reported to the police.
  • Tenants are liable for any damage caused by their visitors and guests.
  • Having barbeques or setting off fireworks on the balconies is not permitted.
  • On entering the building please do not allow anyone to follow you into the building without proof of living within the property.
  • You are not authorised to use the car park without prior consent by the Landlord or Landlords agent.
  • You will undoubtedly receive mail for previous occupiers of the property: please can you mark these RETURN TO SENDER and place them back in a nearby Royal Mail post box.
  • It is the tenant’s responsibility to take care of the communal areas and to endeavour to keep the hallways free of litter.
  • It is the tenant’s responsibility to clean, return all keys, provide forwarding addresses and co-operate with the agents at the end of the tenancy. It is expected that all personal belongings and rubbish are also removed. If the property is not cleaned and returned in a satisfactory standard you will be charged from your deposit for the appropriate works to be carried out.
